Signs Your Building Needs Structural Repairs
Structural problems rarely fix themselves, and water damage in particular gets more expensive the longer it is left. Call us for an assessment if you notice:
- Pieces of concrete or plaster falling away, or rust stains bleeding through the surface
- Cracks that are wider than a hairline, run diagonally or in a stepped pattern, or keep growing
- Sealant or joint filler between wall sections that has split, shrunk or pulled away
- Hollow-sounding plaster, bubbling paint or damp patches that return after repainting
- Doors or windows that have started to stick or no longer close properly
Concrete Spalling: Why It Happens and How We Repair It
Spalling is when the surface of concrete flakes, cracks or breaks away. It usually begins with the steel reinforcing inside the concrete: once moisture and salt reach the steel it rusts, the rust expands, and the concrete cover is pushed off. Salt air along the Cape Town coast, leaking gutters and thin original cover over the steel all speed this up.
A lasting repair deals with the corroding steel, not just the visible damage. We remove the loose and damaged concrete, clean and treat the exposed reinforcing, rebuild the section with a suitable repair mortar and then protect the surface so the problem does not return. Simply plastering over spalling hides it for a season or two, then it breaks out again.
Cracks, Movement Joints and Plasterwork
Cracks. The right repair depends on why a crack formed. Hairline shrinkage cracks can be filled and sealed, but cracks caused by movement need to be stabilised first. For those we can use our crack stitching and wall tying service, and our guide to what each type of wall crack means explains how to tell the difference.
Movement and expansion joints. Buildings expand and contract with temperature, and joints are there to absorb that movement. When the sealant fails, water gets into the wall. We cut out the old material, clean and prepare the joint and re-seal it with a flexible sealant so it can keep moving without cracking.
Plasterwork. Blown or hollow plaster is cut back to sound material, the wall is prepared and the section is re-plastered to match the surrounding finish. On older buildings we use materials and techniques that suit the original construction. If damp is the underlying cause, see why paint bubbles and peels on damp walls.
Our Structural Repair Process, Step by Step
- Free assessment. We inspect the damage, look for the cause (water, rusting steel, movement) and tell you honestly whether it needs a surface repair or more.
- Written quote. You receive a clear scope of work, so you know what is included before anything starts.
- Preparation and protection. We protect your property, set up safe access and remove loose or failed material back to sound substrate.
- Repair. We treat corroded steel, rebuild concrete and plaster, re-seal joints and stabilise cracks using materials suited to the job.
- Finish and repaint. Repaired areas are sealed and painted so they blend into the rest of the building.
- Handover. We walk through the finished work with you and tidy the site.
What Affects the Cost of Structural Repairs
No two repair jobs are alike, which is why we quote after an assessment rather than from a price list. The main factors are:
- How much damage there is and how many separate repair points need attention
- How hard the area is to reach, for example upper storeys that need scaffolding or rope access
- The repair method needed, from simple crack filling to rebuilding spalled concrete
- Heritage requirements, specialist materials and matching an existing finish
- Whether the repaired areas, or the whole building, are being repainted afterwards
