Signs You Need Crack Stitching

Not every crack is a problem, but these are the signs that a wall needs a proper assessment:

  • Stepped or diagonal cracks that follow the mortar joints
  • Cracks wider than a hairline, or that have grown since you first noticed them
  • A crack that shows on both the inside and the outside of the same wall
  • Wall sections that bulge, lean or separate, for example at corners or where walls meet
  • Doors and windows that stick or no longer close properly

Why Walls Crack

Walls crack when something moves. The usual causes are ground settlement or seasonal moisture changes under the foundations, tree roots, expansion and contraction with temperature, and older masonry with little or no reinforcement or wall ties.

Finding the cause matters. A crack that has stopped moving can be repaired permanently, while one that is still moving needs the movement dealt with first.

Crack Stitching Versus Filling a Crack

Filling a crack with filler or paint only covers it, and a structural crack will usually open again along the same line. Crack stitching ties the masonry back together: helical bars are bonded with high-strength grout across the crack, which spreads the load into the surrounding wall and stops the crack from opening further.

The method is minimally invasive, and the wall is made good afterwards so the repair is hardly visible once it has been repainted.

Crack stitching repairs the wall but does not remove the cause. If a crack is still actively moving, for instance because of subsidence or a failing foundation, we will say so and recommend a structural engineer's input before any repair work starts.

Our Crack Stitching Process, Step by Step

  1. Free assessment. We inspect the cracks, look for the cause and check whether the wall is still moving.
  2. Written quote. You receive a clear scope of work, so you know what is included before anything starts.
  3. Preparation. We protect your property and prepare the line of the crack so the bars can be installed.
  4. Installation. Helical bars are bonded with high-strength grout across the crack to tie the masonry back together.
  5. Making good. The wall is repaired and finished to match, whether that is re-pointed brick or plaster.
  6. Repaint and handover. Repaired areas are painted to blend in, and we walk through the finished work with you.

What Affects the Cost of Crack Stitching

We quote after an assessment rather than from a price list, because no two walls are the same. The main factors are:

  • The number and length of the cracks
  • The type and thickness of the wall
  • How hard the area is to reach, for example upper storeys
  • The finish that has to be matched, such as face brick or plaster
  • Whether the repaired areas, or the whole building, are being repainted afterwards

Older and Heritage Buildings

Older and heritage buildings often have solid or lime-mortar walls with little reinforcement, which is where crack stitching is particularly useful because it adds strength without rebuilding the wall. For wider repair work, see our structural repairs and heritage restoration service. To understand what you are looking at, read our guide to what each type of wall crack means.

Frequently Asked Questions

How does crack stitching work?
Helical stainless steel bars are bonded with high-strength grout across the crack, tying the two sides of the wall back together. The bars carry the tension that the masonry cannot, so the crack stops opening and the wall behaves as one piece again.
Is crack stitching a permanent repair?
When the cause of the movement has stopped or has been dealt with, it is designed to be a permanent repair. If the wall is still moving for another reason, that needs to be addressed first, which is why we assess the cause before quoting.
Will the crack come back?
A properly stitched crack should not reopen along the same line, because the bars hold the wall together. If the building keeps moving elsewhere, new cracks can appear in other places, so ongoing movement should be investigated.
Does crack stitching work on plastered and face brick walls?
Yes. The repair is made through the masonry and the surface is then made good, either as repaired face brick or as repaired plaster and paint, so it blends in with the rest of the wall.
Do I need a structural engineer?
Not for every crack. Many cracks can be assessed and repaired directly. If we think the movement is ongoing or the cause looks structural, we will say so and recommend an engineer's input before we start.
How long does crack stitching take?
A single crack is usually a short job. Several cracks, large walls or difficult access take longer, and your written quote includes a realistic timeline.
