Pressure Cleaning Before Painting: Why It Matters for Coastal Homes

Coastal Cape Town homes fail repaints faster, often due to what's left on the wall. Why pressure cleaning first matters.

Pressure Cleaning Before Painting: Why It Matters for Coastal Homes

If you live within a few kilometres of the Cape Town coastline, you’ve probably noticed your paint doesn’t last as long as it “should.” A repaint that looks perfect goes up, and within a year or two the same sea-facing wall is chalky, staining, or peeling again — while a friend’s house further inland is still looking fresh. It’s easy to blame the paint job. Most of the time, the real issue is what was still on the wall when the painting started.

What’s different about a coastal wall

Sea air carries fine salt particles, and that salt settles on exterior walls as a thin, sometimes invisible, crystalline residue — heavier after windy weather or a storm surge, but building up steadily either way. Salt is hygroscopic, meaning it actively draws moisture out of the air. If it gets sealed under a fresh coat of paint instead of removed first, it keeps drawing in moisture from underneath the film indefinitely — the same mechanism behind paint bubbling and peeling on damp walls that we’ve covered in detail here, just with salt doing the job that rising damp or condensation usually does.

It’s rarely just salt

Cape Town’s climate piles on two more layers most coastal homes accumulate at the same time:

  • Mould and algae. Shaded walls, walls behind hedges or fences, and anything that stays damp longer after rain are prime growing conditions — you’ll usually see it as green or black staining, worse on the south-facing or less sun-exposed sides of a building.
  • General grime and pollution staining. Ordinary urban dust and vehicle emissions settle into the same surface texture, especially on walls closer to busier roads.

None of these are just cosmetic. Painting over any of them undermines the new paint film in a different way: salt keeps drawing moisture in from behind, mould and algae keep growing underneath and eventually push back through as staining, and a film of grime stops the new paint from bonding to the actual wall surface at all — so you end up with a coat of paint that was never properly attached in the first place.

What pressure cleaning actually fixes before a repaint

This is the step that gets skipped when people are in a hurry to just “get the painting done” — and it’s the one that determines whether the paint job lasts. Proper pre-paint pressure cleaning:

  • Strips the salt residue and mineral deposits off the surface rather than sealing them in
  • Removes mould, algae, and biological growth rather than painting over it
  • Clears grime, dust, and loose or already-failing paint back to a sound, clean substrate
  • Uses variable pressure settings suited to the surface — enough to actually clean render, brick, or plaster without damaging it

Once that’s done, the wall is actually ready for painting — not just visually clean, but structurally prepared for the new coat to bond and stay bonded.

Quick self-check for coastal homes

Before your next repaint, it’s worth checking your walls for:

  • A chalky, whitish residue that wipes or brushes off (salt deposit)
  • Green or black staining, especially on shaded or south-facing walls (mould or algae)
  • Visible dirt or grime buildup, particularly near busier roads
  • A previous repaint that started failing within a year or two — often the clearest sign the surface wasn’t properly prepped last time

Don’t skip the prep step

If your home is anywhere near the coast, treat pressure cleaning as a required first step before repainting, not an optional extra. It’s also worth doing periodically even without a repaint on the calendar — regular cleaning slows how much salt, grime, and biological growth builds up on render and plaster over time, which protects the surface itself, not just whatever paint is currently on it.
